Rental properties are a different beast when it comes to landscaping. You need something that looks good, holds up with minimal upkeep, and doesn't eat into your margins every single month. Grass just doesn't make sense in a lot of these situations - especially in Utah where water costs keep climbing.

This backyard in Herriman is a good example of a straightforward xeriscape conversion done right. We pulled out what was there, prepped the ground properly, and laid down a clean bed of gravel that fills the space evenly and ties into the existing retaining wall and paver patio.

The retaining wall along the patio edge was already in place, and we worked right with it. The gravel fill brings the whole area together without competing with the hardscape - it actually makes the block wall and pavers look more intentional than before. Clean lines, no clutter.

For a landlord, this kind of setup is a win on multiple fronts. No irrigation needed. No mowing. No tenants calling because the lawn is dead. The property still looks maintained and presentable without requiring anyone to lift a finger between tenants.

Herriman properties deal with dry summers and limited water, so xeriscape isn't just an aesthetic choice - it's a practical one. We do a lot of these for property owners who want their investment to look sharp without the ongoing headache.
